The Planning and Zoning Department is responsible for the coordination of development activities for the Town. This includes issuing zoning permits, reviewing subdivision plats and site plans, completing annexation studies and making proposed recommendations to the Planning Board, Board of Adjustment and Town Council.
The Planning and Zoning Department presents the Planning Board with rezoning petitions, zoning text amendments and subdivision plats. Also, the department presents the Board of Adjustments with variance requests, special use permit applications and zoning interpretations.
The Town of Valdese is currently operating under a transitional provision that may allow certain development applications to proceed under either the Unified Development Ordinance or the Town's 2024 Zoning Ordinance, as applicable. Applicants are encouraged to contact the Planning Department before submitting an application to determine which regulations apply to a proposed project.
